Tokenization puts a claim on a bond, a property or a fund onto a blockchain. It genuinely improves settlement and access — and it does not change what the underlying asset is worth.

Tokenization means recording ownership of an asset — a government bond, a fund unit, a property, a commodity — as a token on a blockchain, so it can be held and transferred using that infrastructure instead of traditional registries and custodial chains.
It is currently the part of crypto attracting the most serious institutional attention, and the part where the gap between genuine capability and marketing is easiest to identify, once you know where to look.
The actual problem it addresses
Traditional securities settlement is slow, fragmented and expensive for reasons that are largely historical. Ownership records sit with registrars and custodians. Transfers pass through intermediaries. Settlement takes days. Reconciliation between institutions consumes substantial operational cost, and the minimum viable transaction size is high because that overhead has to be worth incurring.
A blockchain provides a single shared record that all parties see simultaneously, with transfer and settlement occurring in the same action. Where those frictions are the binding constraint, the improvement is real.
What is actually being tokenized
Government debt and money market funds are the clear leader. Short-dated Treasuries are simple, liquid, uniformly priced and well regulated. There is nothing to argue about regarding valuation, so the tokenization layer contributes settlement speed and accessibility without introducing new questions. This category has grown fastest for exactly that reason.
Private credit — loans to businesses — tokenized to allow smaller participations in an asset class that traditionally required large commitments. Higher yields, and correspondingly higher and less transparent credit risk.
Real estate, through fractional ownership of a property or a holding vehicle. Conceptually attractive, operationally complicated: valuation is infrequent and subjective, and secondary liquidity has generally been thin.
Commodities, principally gold, where a token represents a specific allocated quantity held in a named vault.
Equities and funds, mostly within regulatory sandboxes and pilot regimes rather than at scale.
The genuine benefits
- Settlement speed. Delivery against payment in one atomic transaction rather than a multi-day cycle. This releases capital that would otherwise sit in margin against settlement risk.
- Fractional access. A bond with a large minimum denomination can be held in small units, opening asset classes previously restricted to institutions.
- Continuous availability. No dependence on market opening hours or settlement windows.
- Programmability. Coupon payments, distributions and eligibility restrictions can be encoded into the instrument itself.
- Composability. A tokenized bond can serve directly as collateral in another on-chain arrangement without leaving the system.
The last two are what makes this genuinely different rather than merely faster. An instrument that enforces its own rules and can move directly into a collateral arrangement is not just a digitised version of a paper one.
Where the risk actually sits
This is the section that most promotional material skips, and it is the section that matters.
The link to the underlying. A token is a claim. Its value depends on a legal structure that says the token confers rights over the asset, a custodian genuinely holding that asset, and a legal system that would enforce your claim if challenged. The blockchain proves you hold the token. It proves nothing about whether the asset is still there.
Ask: who holds the asset, under what law, and what happens to my claim if the issuer becomes insolvent?
Liquidity is not created by format. Fractionalising an illiquid asset produces smaller illiquid holdings. Secondary markets require buyers, and buyers require a reason to want the asset. Tokenized real estate has repeatedly demonstrated this.
Valuation of complex assets. A tokenized Treasury has an unambiguous price. A tokenized building does not. On-chain systems that use these as collateral must obtain a valuation from somewhere, and that somewhere is a potential point of failure or manipulation.
Regulatory classification. In most jurisdictions a tokenized security is a security. It attracts the full regulatory perimeter, including restrictions on who may hold it, how it may be marketed and where it may trade. Projects that overlooked this have been unwound.
Technology and operational risk. Smart contract vulnerabilities, key management failures at the issuer, and the practical question of what happens if the chain the asset lives on becomes unusable.
The distinction worth holding onto
There are two very different things sharing the same label.
Tokenizing something that already works well — a Treasury bill, a money market fund — makes the plumbing better. The asset was already good; the improvement is in transfer and settlement.
Tokenizing something to make it investable — fractions of an illiquid asset with no established market — does not make it a better asset. It makes it a more accessible one, which is not the same thing, and accessibility without liquidity can be worse than no access at all.
The first category has grown because it solves a real operational problem. The second has produced most of the disappointments.
What to examine before holding a tokenized asset
- What exactly does the token entitle me to, in legal terms rather than marketing terms?
- Who is the issuer, and are they regulated in a jurisdiction with meaningful supervision?
- Who holds the underlying asset, and is it segregated from the issuer's own balance sheet?
- What happens in issuer insolvency — am I an owner of segregated property or an unsecured creditor?
- Is there a real secondary market, or only a theoretical possibility of one?
- How is the asset valued, how often, and by whom?
- Have the contracts been audited, and who can upgrade them?
Where this is heading
The direction is reasonably clear. Central banks and standard-setters are treating tokenization as infrastructure rather than as a crypto phenomenon, and regulated pilot regimes exist in several jurisdictions specifically to let institutions test it under supervision.
The likely outcome is unglamorous: tokenization becomes a settlement technology used inside regulated finance, largely invisible to end users, rather than a new asset class. That is a smaller story than the marketing suggests and a more durable one.
The bottom line
Tokenization improves how ownership is recorded and transferred. It does not change what an asset earns, what it is worth, or how risky it is.
Judge a tokenized asset the way you would judge the underlying asset, then add the risks introduced by the token layer. If the pitch focuses on the technology rather than on the cash flows, it is worth asking why.
